Living Room
Kitchen & Dining
The kitchen is a chefs kitchen with upgraded appliances for those who love to cook. The Bar area and large kitchen island open to the living and dining area. Creating a space for all to enjoy.
Game room
The game area comes with Foosball Table,Air hockey table, Arcade games and of course the beautiful putting green outside.
Bed & Bath
Across the hall is the kids room. This has a twin bed and twin bunk bed plus a twin (sleeps 3 to 4). This room is connected with a “Jack n Jill” bathroom over to Bedroom 3 has a Queen size bed (sleeps 2).
Bedroom 4 en-suite has a Queen bed PLUS it’s own bathroom (sleeps 2)
Bedroom 5 has a King Bed and its own private Full Bathroom on the lower level and PERFECT for those unable to use the stairs. It also has a full Gym next door.
Outdoor Sitting and Patio Areas
Payment Schedule – 50% due at the time of booking and 50% due 30 days prior to arrival.
Damage Deposit –There is a $500 refundable deposit which is paid by the guest minimum 2 days prior to your check in and it will be refunded to you within 48 hours of your departure
Cancellation Policy –Guest receives 100% if cancellation occurs more than 30 days before arrival; No refunds within 30 days of arrival.
We love communicating with our guests. To ensure nothing is missed or lost in translation, we be via email or text. At time of booking, you will be required to read and sign a short-term rental agreement, provide a security deposit and provide a copy of a government issued ID for guest booking reservation. Once check out is complete, no damage is confirmed and it appears all house rules and check out procedures have been adhered to, your security deposit hold will be released. Please note that this may take up to 7 business days.
Due to same day arrival and departures, regretfully, we are unable to accommodate early check-in or late check-out requests. We ask that you do not interrupt the cleaning crew as this will only delay your check-in. The cleaning crew is not authorized to allow anyone access to the property. No smoking, loud parties, or events.
Dogs are allowed. They must be less than 20lbs and non shedding. Your pup MUST be kept on leash at all times when not in the home or backyard. Tying up your pet is not allowed to prevent excessive barking. All messes must be cleaned up. There is a NONrefundable $150 pet fee. Failure to disclose accurate weight and breed of your pup will result in immediate loss of your damage deposit. Please take care of your pets and our home so we can continue to provide this service.
Deposit:
There is a $500 refundable deposit which is paid by the guest minimum 2 days prior to your check in and it will be refunded to you within 48 hours of your departure!
·Tenant agrees to leave the premises & its contents in the same condition as found upon move-in, normal wear and tear expected.
· The occupants shall not: exceed the sleeping capacity, use the premises for any illegal activity, cause damage to the premises or to any neighboring properties or other acts which interfere with neighbors’ right to quiet enjoyment of their premises. Quiet time hours are 10:00pm(MST-AZ) and 7:00am(MST-AZ) .
· If using the BBQ gril, the grill must be turned off after every use, to prevent a fire hazard.
· Smoking of any kind is not allowed inside the house. Breach of Smoking or Pet Policy will result in immediate termination of lease with no refunds & $1000 fine per policy breached will be charged to Tenant
· Reservations are not made by or for a minor, defined as any person under the age of 23. We require at least 1 member of the party to be 23 years old.
Report maintenance to us so we can handle it accordingly and swiftly.
· Tenant hereby acknowledges that the premises reserved includes access to a pool, the undersigned agrees and acknowledges that the patio/deck can be dangerous areas, that the deck/patio can be slippery when wet, and that injury may occur to anyone who is not careful. With full knowledge of the above facts and warnings, the undersigned Tenant accepts and assumes all risks involved to Tenant and all of Tenant’s guests in or related to the use of the pool/community pool and patio areas
Booking must match the correct number of guests on original booking. The maximum capacity of this house is 8 people.
IMPORTANT: When leasing this home, you agree to waive all liability and all children must always be supervised at all times especially by the pool. There are exterior cameras in place for yours and our safetyOne in the front of the house and one in the backyard and also a ring doorbell. In the event of an emergency, these cameras are a must for insurance purposes. They are not there to invade on your privacy and covering or tampering with them at all will result in early termination of your lease and immediate forfeiture of your deposit.

Please be aware Our pool company comes twice a week to keep the pool clean and refreshed for your use and we also have Landscaping company come once a week.
